Smoobu: built for hosts with a handful of units

Smoobu is a German vacation rental management platform that bundles a channel manager, a booking engine, a website builder and guest messaging into one subscription. It is aimed squarely at hosts and small managers rather than agencies.

Pricing

Smoobu publishes its rates, which is uncommon here. Three plans are shown for the first unit:

• Professional Flex — about EUR 29 a month, plus a 0.9% fee on each booking
• Professional Prepaid — about EUR 35 a month, no booking fee
• Teams Pro+ — about EUR 55 a month, no booking fee, two write-access accounts

Each additional unit costs from EUR 9.60 a month, and extra write-access accounts start around EUR 12. Paying annually takes 10% off and a two-year commitment 20%. There are no setup or onboarding fees, and the trial is 14 days with no card required.

Two things to know before you model the cost. Portfolios above 20 units leave the published pricing entirely and are quoted individually, so the per-unit rate above only holds at the small end. And the cheapest plan carries a booking fee, so a busy property can pay more on Flex than on Prepaid.

Smoobu prices in euros, so the dollar columns in the comparison table here are left blank rather than converted at a rate that would go stale.

The channel manager syncs Airbnb, Booking.com, Vrbo and others; the booking engine and website builder cover direct bookings; guest messaging automates the arrival sequence. There is a mobile app and an API.

Who it suits

Hosts running somewhere between two and twenty units who want one predictable subscription and no sales call. Larger managers hit the 20-unit ceiling and end up in a quote anyway.
