
ENERGY STAR Portfolio Manager is a free, web-based benchmarking tool operated by the U.S. Environmental Protection Agency. It allows hotel operators, asset managers, and sustainability teams to track energy and water consumption across a property or portfolio and compare performance against similar buildings — all at no cost.
The platform uses a 1–100 ENERGY STAR score that adjusts for property type, climate, size, and occupancy. A score of 50 represents median performance; properties scoring 75 or above are eligible for the ENERGY STAR certification label.
Properties can enter utility data manually from bills or connect to automated data exchange partners — utilities, energy information systems, and benchmarking aggregators. The EPA has built integrations with dozens of major U.S. utilities that allow automatic monthly data import.
Portfolio Manager data can be exported directly to GRESB submissions and other reporting frameworks. Many green building certification schemes (LEED, Green Globes) and local benchmarking ordinances accept or require Portfolio Manager data.
Portfolio Manager supports hotels, full-service properties, and limited-service hotels as distinct property types with their own benchmarking models. It is particularly valuable for U.S.-based hotel operators subject to local benchmarking and transparency ordinances.
